Revenue Enhancement
The successful control and management of your property is our goal. We work to enhance the growth of your investment by:

Computerized Accounting
MGM provides meaningful, comprehensive and accurate financial statements for the properties we manage. You will receive monthly and annual statements for your records.

If your property has experienced management problems, we offer consultation on the most effective methods of curing deferred maintenance, fiscal management, and tenant quality.

Marketing
MGM will handle all the advertising for your rental. We will immediately place a sign on the property, which will generate numerous calls. Other marketing tools include appropriate newspaper advertising, using reputable rental services, cooperation with military referral services, Chamber of Commerce, local real estate companies and the Internet. In addition, our property managers keep a continuous list of prospective tenants waiting for an available property to meet their needs. This very effective marketing tool is consistently used and right in line with our proactive approach in procuring tenants.

Showing Your Property
Our property managers are trained in effective techniques of showing your property to its best advantage to a prospective tenant.

Extensive Tenant Screening
Our screening process includes:

  • Credit History
  • Criminal History
  • Rental History/Evictions
  • Careful interviewing of current and previous employers
  • Thorough interviewing of current and previous landlords

Preparation of Leases and Rental Agreements
Our Lease has been drafted in accordance with Washington State Laws and we encourage you to specify any special clauses you want as part of your rental agreement. Leases used by MGM must comply with the Washington Landlord-Tenant Act and other local, state and federal laws.

Routine Inspections
We feel it is important to stay current with the condition of a property. Exterior and interior inspections are done on a routine basis to ensure the integrity of your investment.

Move-In and Move-Out Inspections
Before and after a tenant moves into your property we will complete a thorough inspection of the premises. This service is extremely important in the completion and computation of security deposit transmittals that take place after a tenant vacates.

Security Deposit Transmittal
Full service management with MGM includes the completion of a security deposit transmittal that must be completed accurately and in a timely manner when the tenant moves out of the property.

Collection of Rents
We will collect all rents, and at your request, mail your proceeds to your bank account. Any late rents are handled as allowed by law, and includes "3-day pay or vacate" notices and eviction proceedings if necessary.
